Disclaimer and terms of use

Town Chart is a research starting point. It is not advice, and it is not a guarantee of anything. Please check the facts that matter to you with official sources and qualified professionals before you decide where to live, buy, rent, borrow, invest or move.
1. Information only, not advice
Everything on this site, including scores, rankings, matches, comparisons and written explanations, is provided for general information and entertainment. It is not financial, investment, tax, legal, real-estate, mortgage, insurance, medical, health, safety, education, immigration or any other kind of professional advice, and it does not create any advisory, fiduciary or professional relationship between you and the operators of Town Chart.
2. Data may be wrong, incomplete or out of date
The data comes from third-party public sources such as the U.S. Census Bureau, the CDC, HIFLD, the EPA, FEMA, the FBI, the BEA, the NCES, County Health Rankings, Open-Meteo, SimpleMaps (ZIP code list) and others. We do not create that data and cannot verify it. In particular:
- Figures are estimates, often from surveys with margins of error, and may be several years old by the time you read them.
- Some measures describe a whole county or state, not the town you are looking at (they are marked "county" where shown).
- Some records are matched to towns by name or by distance and can be matched wrongly or missed entirely.
- Tax figures describe what governments collected per resident or typical property tax as a share of home value. They are not the tax you would personally owe, which depends on your income, home, exemptions and the law at the time.
- Weather figures come from a single recent year, not a long-term average.
- Dining and entertainment figures count businesses registered in the whole county and say nothing about quality or variety.
- Missing data is shown as "no data". It does not mean the true value is zero or average.
- Crime, safety, health and school measures are broad statistics. They say nothing certain about any street, neighborhood, school or person.
3. Scores and rankings are calculated, not objective
Match scores depend on the importance ratings you choose, on how we turn each measure into a score, and on which cities happen to be loaded into the site. Different choices would give different results. A high score does not mean a place is right for you, and a low score does not mean it is wrong.
4. Verify before you decide
You are responsible for checking anything you rely on. Before making a decision, confirm the facts with the original sources and with the right professionals (for example a licensed real-estate agent, a tax adviser, an attorney, your insurer, the local school district, your doctor, and local government offices). Visit the area where you can.
5. No warranties
To the fullest extent permitted by law, the site and all content are provided "as is" and "as available", without warranties of any kind, express or implied, including accuracy, completeness, timeliness, reliability, fitness for a particular purpose, availability and non-infringement.
6. Limitation of liability
To the fullest extent permitted by law, the operators of Town Chart and its owners, employees, contractors and data providers are not liable for any loss or damage of any kind arising from your use of, or inability to use, the site or its content, or from any decision you make or action you take based on it. This includes direct, indirect, incidental, consequential, special and punitive damages, lost money or opportunity, costs of moving, buying, selling or renting, and personal injury. Some places do not allow certain limits on liability, so parts of this section may not apply to you.
7. Your responsibility and assumption of risk
You use the site at your own risk. You agree that you are solely responsible for your decisions and that you will not treat anything here as a substitute for your own research and professional advice.
8. Third-party sources and links
Links to and data from third parties are provided for convenience. We do not control them, do not endorse them and are not responsible for their content, accuracy or availability. Their terms and licenses apply to their data.
9. Permitted use of the data
The data and content on this site may be used for personal use only, such as your own research on where to live. Any commercial use requires prior written permission from the operators of Town Chart. Commercial use includes, for example, reselling or redistributing the data, using it in a product, service, advertising, lead generation, or paid report, and publishing it on a commercial website. To ask for permission, use the contact form and choose "Using your figures for business".
